Urban Partners acquires Ørestad mixed-use project from Skanska

Urban Partners, a leading European urban investment manager, has, through its fund NSF V, entered into an agreement with Skanska A/S to develop a project of 210 residences and 143 hotel apartments on Ørestads Boulevard in Copenhagen.

Urban Partners aims to address the shortage of flexible city housing in Ørestad. Based on two distinct concepts for residential apartments and hotel apartments, a new building near Bella Center will offer homes and hotel-style units that can be adapted to the individual needs of the modern city-dweller. Shared facilities and an attractive courtyard will create good conditions for both spontaneous meetings and planned activities among residents.

Thomas Riise-Jakobsen, Country Manager, Urban Partners says: “Ørestad and the area around Bella Center are undergoing rapid change, and interest in flexible, centrally located housing is increasing. In collaboration with Skanska, we will make use of the area’s central location, within easy reach of the Copenhagen Metro, Bella Center, the airport and nearby recreational areas, to develop both residences and hotel apartments with shared facilities. By integrating housing, public space and functions from the outset, Skanska has created excellent conditions for a good everyday life with room to live, work and meet, and we are pleased to contribute to the realisation of the project.”

The project is being developed and built by Skanska A/S and will be sold to Urban Partners in a forward-purchase transaction, with payment taking place on completion of the construction, which is expected in summer 2028. A building permit has just been granted, and construction is expected to begin during the spring.

The building will be six storeys high and will comprise 210 residences and 143 hotel apartments, supplemented by shared facilities such as a kitchen, meeting rooms, a café and a roof terrace. The residential part totals 8,400 m² and the hotel part 4,700 m² of the total 13,100 m². The courtyard will be 1,350 m². The building will include timber façade elements to reduce its climate footprint.

Throughout the development period, demand for smaller, flexible homes in Copenhagen has only grown, inspiring Skanska and Urban Partners to develop a solution that meets both the requirements and the preferences for housing types suited to the new urban lifestyle.

Also, Urban Partners has announced a collaboration for a new mixed-use development currently under construction with Bob W, a tech-powered, design-led hospitality operator. Under the agreement, Bob W has signed a long-term lease with Urban Partners to operate the 143 hotel apartments.
